Startup ClearFork Capital moved into 1,790 sf offering views of the downtown Houston skyline and proximity to the staff's homes and retail shopping preferences, says Matt Trozzo in Cushman & Wakefield of Texas Inc.'s Houston office. The startup focuses on direct investments in companies and provides strategic advisory and consulting services, says the tenant's representative.
Taking over 1,111 sf in the building was Texan Construction Corp. in a deal solely brokered by Bob Cromwell and Kevin Nolan, both with Moody Rambin Interests in Houston, who represent the building owner, the Chicago-based CMD Realty Advisors. Lee Moreland, CMD's vice president and regional manager, oversaw negotiations for the new deals in the 14-story, 116,913-sf building at 2323 S. Shepherd Dr. The latest signings take occupancy to 94% in a building with a quoted rate of $20 per sf.
