Vanguard, previously known as Via Systems and, prior to that, Laughlin Wilt, has been leasing space in the buildings for about 10 years. The new 10-year deal includes a potential expansion from 59,000 sf to 70,000 sf, with much of the expansion coming in the form of an addition to the building that will create more manufacturing space and connect the two buidlings.P>The two buildings are located at 9825 and 9875 SW Sunshine Ct. Vanguard was represented in its lease negotiations by Trevor Kafoury and Josh Schweitz of CB Richard Ellis. Wyse was represented in-house by Greg Close and Michael Greeninger.

The parties involved declined to reveal the negotiated lease rate; however, the going triple-net rate for similar space in the area is in the mid- to upper $0.30s per sf per month for the shell. The surcharge for the build out of office space is between $0.50-$0.60 per sf, depending on the term of the lease and the negotiated rent escalations.

Quad 217 Corporate Center comprises seven buildings totaling about 170,000 sf under multiple ownerships. Jay Jacobsmuhlen of Lance Denning Properties has the leasing assignment.
