OCP, the area's oldest and biggest business park, sold a total 9.3 acres for $1.7 million at the 40-year-old, 4,200-acre south Orlando location. "We're confident that this momentum will continue throughout 2004 as companies take advantage of an improving economy to search out the best locations that will support their commercial and retail ventures," says Jeff Troan, president of Orlando Central Park Inc.

The three transactions also show the going price for dirt at OCP runs from $3 to $5 per sf.

Norbert Corp., through its subsidiary, Orlando South Park Development LLC, paid $897,000 ,or about $224,250 per acre, for a four-acre parcel at Commodity Circle and John Young Parkway in SouthPark, one of three mixed-use business parks within Orlando Central Park. The buyer plans to break ground on its third commercial venture in OCP. Norbridge Properties negotiated for Norbert Corp.

Medallion Convenience Stores Inc., one of the nation's largest distributors of Chevron products, purchased a 4.3-acre parcel at the northwest corner of Sand Lake Road and Presidents Drive for $650,000, or $152,582 per acre. The site will house a near-future Chevron gasoline station and convenience store. John Wise of Embassy Properties Inc. negotiated for the buyer, MDC 5 LLC.

Efisio Villecco, a private buyer from Italy, bought a one-acre site on Exchange Drive in Orlando Central for $145,000, or $3.33 per sf. The planned commercial project was not disclosed. Lawyer Richard D. Stoner of Hendry Stoner DeLancett & Brown negotiated for Villecco.
