Located at 400-445 Jackson St., one block north of the well-known Transamerica building, the properties represent the company's first major purchase in the city. Richard Johnson and Dan Cressman of Grubb and Ellis brokered the Jackson Square transaction.

The four separate buildings were completely renovated and interconnected in 2000. Original construction dates ranges from 1857 to 1861 and represents some of the city's oldest commercial buildings. One of the buildings, 415 Jackson St., once served as the Ghiradelli Chocolate factory until that operation moved to its current location on the waterfront.

The property has 60,000 sf of rentable space. About 14,000 sf is retail and the remainder is office space. Company principal Todd Zapolski tells GlobeSt.com the property is 100% leased to tenants who like the combination of location, historic character and renovated interior.

The property sits on the corner of Sansome and Jackson streets, an area occupied by antique shops, art galleries and interior design centers. Retailers in the property include North Point Gallery, Sarah Stocking vintage posters, Graham Arader fine prints, Kathleen Taylor textiles and Habite French antiques. The office space is home to the Miami School of Ad & Design, LB Works, Uniscribe and Barbara Scavullo Design.

Zapolski + Rudd was formed in 1998 by Zapolski and Leslie Rudd. The company is experienced in purchasing, renovating and operating historic properties, including their Durham headquarters, a turn-of-the-century maintenance facility that was renovated into class A office space. In 2002, the company acquired the former Sawyer of Napa tannery site on the riverfront in Napa. That property has numerous structures that date back to the mid-19th century. Renovation of one of the buildings was recently completed to house the company's west coast offices.
