Michael Joyce, John Barry and Thomas Ashe of Richards Barry Joyce & Partners structured the lease for Ferriter Scobbo & Rodophele. Property owner Tishman Speyer Properties was represented by Thomas N. O'Brien, the firm's managing director.

Joyce notes that the deal enabled the firm to "take advantage of excellent market rates, with a stable, long-term lease." Nicholas Scobbo, president of Ferriter Scobbo & Rodophele, adds that the firm anticipates "significant cost savings over the term of the lease."

Lease rates for this deal were not available, but space in the building goes for about $45 per sf. The 30-story, 921,000-sf tower, which was developed in 1990, is nearly fully leased. Among its office tenants are: Merrill Lynch; Baring America Asset Management; Testa, Hurwitz & Thibeault; Legg, Mason, Wood, Walker Inc.; Essex Investment Management; TA Associates; Morgan Stanley Dean Witter; PricewaterhouseCoopers; Verizon Communications and UBS Warburg AG.
