Small 'Smart' Warehouses Create Niche

ORLANDO-Small Bay Partners LLC plans to break ground in the first half on a total 171,800 sf at a hard construction cost of $8.6 million at three industrial locations that already are 100% leased.

ORLANDO-Spotting a growing demand two years ago by tenants needing 2,000 sf to 50,000 sf of warehouse space, three-year-old Small Bay Partners LLC of suburban Maitland, FL plans to break ground this half on a total 171,800 sf.

The hard construction cost will be about $8.6 million for the new phases of the developers’ three ‘smart’ high-tech wired warehouse ventures that already are 100% leased at separate area locations.

In April, developers Geof Longstaff, George D. Livingston and Howard Schieferdecker will start the third 56,000-sf phase of Monroe CommerCenter South in Sanford, FL that will bring the venture to 172,180 sf.
