Blake spent $35 million redeveloping the 12-story tower in 2002, changing it from a class B destination into a trophy property that markets space for $42 to $46 per sf, according to Blake vice president Steven J. Hochman. With the recent transactions, 1425 K St.'s occupancy level has risen to 85%. "It's been a terrific building," Hochman tells GlobeSt.com. "We have unbelievable activity on the remaining space."

Among the new tenants at the corner property in the city's CBD who signed 10-year agreements are financial and business consulting services provider Urbach Kahn & Werlin Advisors Inc., which took on nearly 20,000 sf, and Caterpillar Inc., which will operate its government affairs office in a 6,500-sf space. Healthcare solutions provider Hoffman-Laroche Ltd. and Mortgage Insurance Cos. of America both committed to 10-year leases as well, taking on 5,000 sf and 3,500 sf, respectively. 3M will set up a government affairs office in a 12,000-sf space under a 12-year lease, and communications and public affairs firm Kearns & West will call a 4,000-sf space home for at least seven years.

The property also features 10,700 sf of ground-level retail space, where the Corner Bakery has already opened its doors. "We have intense interest in a 1,700-sf piece we have available, and good activity on a 5,400-sf space,' Hochman adds.
