Games Replace Burgers at Franklin Farm

HERNDON, VA-Franklin Farm Village has found a new tenant to take on the former McDonald’s restaurant site, now that Grapevine, TX-based GameStop Corp. has made plans to open a GameStop shop in the 1,600-sf space. The computer game retail destination will occupy a prime inline spot next to the requisite Starbucks at the 135,000-sf neighborhood shopping center. JBGR Rosenfeld Retail manages and markets the property, which underwent a massive renovation not too long ago that expanded it from its original size of 107,000 sf.

“When McDonald’s informed us of their intent to close all of their inline locations, we turned our sites on finding a retailer with a national presence to occupy that space,” JBGR principal Rob Rosenfeld says. “I think we have succeeded in securing a stable, sought-after tenant that complements the existing tenant mix at the center.” Franklin Farm anchors include Giant Food, Sears hardware, and Cassel’s Awards and Engraving. Space at community retail properties in Northern Virginia goes for about $14 to $18 per sf, according to the NAI Real Estate Planning Guide.
