Law Firm Finds Home in 35,000-SF Sublet

WASHINGTON, DC-The 230,000-sf, 12-story office tower at 1201 F St. has prepared to welcome a new tenant, Baach Robinson & Lewis PLLC, into the 35,000-sf space under contract to Health Insurance Association of America. The law firm has committed to a seven-year sublease on the class A space, which HIAA decided to abandon in an effort to consolidate offices following its recent merger with American Association of Health Plans. Baach Robinson currently keeps its offices at One Thomas Circle.

Property owner CarrAmerica developed 1201 F St. on a prime corner in the middle of the city’s East End area in 2000. Shortly after the building’s completion, HIAA signed on for space at $37.50 per sf. These days, asking rents for non-sublet class A space in DC’s East End market average out at $43.50 per sf, according to Advantis Real Estate Services’ recent monthly update to its District of Columbia Office Survey. The area’s vacancy rate, with sublet space included, is about 8.8%. Other tenants at 1201 F St. include law firm Cadwalader Wickersham & Taft LLP, consulting firm Charles River Associates, and the National Federation of Independent Business.
