The deal represents a renegotiation and extension of the existing sublease Strategic Pricing had with BMC Software. John Boyle, principal, Keith Gurtler, vice president and David Boyle, senior associate represented Strategic Pricing, who executed a five-year transaction on the first floor of the facility.

The three-story, 220,000 sf first-class office building is located near the Route 128/Winter Street intersection. The center consists of this building and 890 Winter St., which contains 173,000 sf of space. These three-story office buildings were developed in the late 1990s and both are nearly fully occupied. The center is in the process of expanding as Raytheon Corp. is currently building its new 150,000-sf global world headquarters at 870 Winter St., a development that Massachusetts Medical Society, the owner of Waltham Woods, says was always part of the center's master plan.

Lease rates for this deal were not available, but the average asking rent for office space in the area is about $22 per sf. Sublease deals tend to command a lower rate.
