Greg Egan with LeaseSquareFeet.com tells GlobeSt.com that the oil services firm chose the address because it was only one of a few available freestanding buildings in that size in the northwest submarket. Pacific Process signed a short-term lease for a property near the intersection of Bingle Road and Hempstead Highway in what is considered Houston's largest concentration of industrial distribution properties.

Egan says the half-acre of fenced yard space also helped sway the decision for a building with a quoted rate of 45 cents per sf. The building was emptied some time ago by Brite Lite Sign. Travis Land and John Ferruzzo, both in the Houston office of NAI Partners Commercial, represented the building owner, Mark Sernec of Houston.
