Stone Mountain Acquisitions LLC of Brooklyn, NY, paid a Ronus subsidiary, New RonStone, $28.1 million, or $83.47 per sf, for the 92.4%-leased property at US 78 and Rockbridge Road. "We are turning our focus to larger, dominant centers to grow the Ronus portfolio," says Ronus president Rick Langhorne. "The disposition of this asset supports that strategy."

Brokers Jim Michalak, Patrick Berman, Kris Cooper and Margaret Coldwell in the Tampa, FL office of Cushman & Wakefield of Florida Inc. teamed to represent Ronus. The property is anchored by Marshalls, TJ Maxx, Staples, Rugged Warehouse, Old Navy, Media Play and Bally's.

"This property is the dominant retail asset servicing the trade area," Michalak tells GlobeSt.com. "The center's occupancy level has consistently outperformed competitors within the retail submarket." The average asking base rent is $13 to $15 per sf for smaller shops and $7 per sf for the anchors.
