The single-story industrial/flex/office building totals 77,165 sf and is located on approximately seven acres near Route 495. The deal brings the building's occupancy rate to more than 96%. Among its other tenants are SeaStar Seafood Corp. and Microbac Laboratories, Inc.
Scott R. Hughes, president of Hughes Properties, Inc. represented the property owner, One Hundred Twenty Bartlett Marlborough, LLC, and managing agent, Ram Management Co., Inc., in the transaction. Evergreen Solar was represented by Jack Burns, principal, Mitchell P. Jacoby, vice president and Michael O'Leary, associate of Cresa Partners of Boston.
Lease rates for this deal were not available but the average asking rent for industrial space in the area is about $6 per sf. Office space goes for nearly $19 per sf.
