The move to 2000 West Loop in the Galleria begins this summer, Michelle McDonald, principal in the Austin-based Media Realty Partners, tells GlobeSt.com. McDonald, representing the media group at the bargaining table, says Clear Channel is still undecided about whether to bring 30,000 sf at 3050 Post Oak to the sublease market or have another Clear Channel group move in. Other move-ins will come from a 5,426-sf mansion recently sold in Montrose and a nearby 12,342-sf office building that's still on the market. Andre Granello, Mary Dadura and Randy Wilhelm, all in the Houston office of NAI Partners Commercial, are handling the Clear Channel disposition.

McDonald says the 357,000-sf, 22-story building at 2000 West Loop won the deal because it was ready to go in terms of transmission and technological capabilities for broadcast needs. She says the search lasted a year before the deal was inked. The building's quoted rate is $18 per sf.

Building owner, CMD Realty, has Lee Moreland, vice president and regional manager, steering the talks along with Michelle Wogan in CB Richard Ellis Inc.'s Houston office.
