Hellenic Marine Properties bought 6502 Rusk St. for a division, World Chandlering International Inc., a shipping industry supplier. The Rusk Street property was on the market about a year for $295,000.

The seller is a local businessman, who brought the asset to market after shuttering Federated Industries Inc., which was housed at the site. The seller's broker, Will Swanson with NAI Partners Commercial in Houston, says the 1.7-acre property garnered just a couple offers during the one-year marketing. Harris County Appraisal District assesses the holding at $215,200.

The buyer's broker, NAI Partners' Chris Kugle, says the proximity to the Houston Ship Channel and room for expansion with excess land motivated the acquisition. Hellenic Marine's main location is an owned 15,000-sf building near the Port of Houston. According to Kugle, the building is being retrofitted for an end of the month move-in.
