The Quad Cities Planning commission is scheduled to review the newest proposal Feb. 17, a 347-townhome and single-family venture on 247 acres in the county seat, Jefferson, GA.

Developer Alex Bryan plans to build the project on Old Swimming Pool Road near Old Pendergrass Road but first needs the city to rezone and annex 79 acres. Bryan plans to keep 104 acres as open space, according to his preliminary filed plans.

Open space is being moved to the front burner of discussion in several Georgia cities as momentum grows for a federal tax code change that would provide a monetary incentive for landowners not develop some of their property, area industrial brokers tell GlobeSt.com.

US Rep. Johnny Isakson (R-GA) heads the open-space movement in Congress that is expected to be promoted heavily later this year by various legislators, brokers say.
