Robert Kirchner, real estate manager for American National, tells GlobeSt.com that NASA contractors aren't likely tenants for the new building at 2600 S. Shore Blvd. in League City because they need to stay close to the Johnson Space Center. But, he adds, the project does provide overflow space for Clear Lake's office tenants who might be pushed out if NASA significantly expands.

Kirchner says there are no pre-committed tenants, but he's not really worried since American National's other two nearby properties, Marina Plaza and Marina One, are fully leased. The portfolio addition is Marina View, going up on 3.9 acres...a project initiated because some American National existing tenants needed expansion room, according to Kirchner. The Clear Lake angle has just surfaced with the feds talking about expanding space exploration programs.

Brian Yates of Brazos Management Enterprises in League City holds the leasing contract for Marina View, which is being quoted at $23 per sf. Designed by Morris Architects in Houston, Marina View is being built by the Providence, RI-based Gilbane Building Co.
