The building has served as an international showroom venue for the gift industry for more than 50 years. CB Richard Ellis' Darcy Stacom and William Shanahan represented the seller. No sales price was disclosed. Published reports put the average rent around $38 per sf.
Green Stamp will remain as tenants in the building to market its Lazy Susan USA, Inc. brand, featuring gifts, home furnishing and personal accessories, along with such other industry leaders as Pacific Rim, Pfaltzgraff and Department 56, each of whom occupies over 10,000 sf in the 12-story property. It also features more than 140 specialty showrooms.
"As owners of 15 E. 26th St., we are already landlords in the area and feel confident that as new managers and leasing agents of 225 Fifth Ave., its showrooms will continue to thrive and attract key national and international players in the gift industry," says Norman Sturner of Murray Hill Properties.
Also in the neighborhood are Credit Suisse First Boston, New York Life Insurance, Ziff Davis Media, Con Edison and Forbes. "An irreplaceable one-of-a-kind asset, 225 Fifth Ave. is a rare landmark within one of Manhattan's most fashionable neighborhoods," CBRE's Stacom adds. "Accordingly, it has traded swiftly at a price commensurate with a property of its size and stature."
