NorthBelt Office Center III at 600 N. Sam Houston Parkway is part of a complex developed by a partnership of Dallas-based firms, Myers, Crow & Saviers Ltd. and Sarofim Realty Associates. Greg Mondshine, managing director with Myers, Crow & Saviers, tells GlobeSt.com that the USPS will be the building's first occupant.

The USPS side of the deal was negotiated by Thomas W. Jacobs with the postal service and Don Foster and Steve Burkett, both in the Houston office of Dallas-based Staubach Co. According to Foster, postal service officials were interested in the building because it has an efficient layout. Easy access and a parking ratio of five vehicles per 1,000 sf also made the building "a good fit," Mondshine says.

Dave Lewin, a USPS spokesman, says the postmaster's office, part of the human resources team, consumer affairs and postal inspectors will remain at 401 Franklin St. in the CBD while a leased 184,432-sf annex at 1002 Washington Ave. will be vacated. He says the Greenspoint lease delivers a significant savings to the postal service. The NorthBelt Office Center III's quoted rate is $13.50 per sf.

The NorthBelt complex is situated in the Greens Crossing office park in the Greenspoint submarket. In 2001, the 120,000-sf NorthBelt Office Center I was sold to Continental Airlines. The 124,000-sf NorthBelt Office Center II is half leased to Hartford Financial Services Inc. in Hartford, CT while the fourth building is a 51,500-sf office building that delivered simultaneously with the USPS' new address in March 2002. Its lone tenant thus far is a back-office user who occupies 9,756 sf, according to Mondshine. When the quartet's fully leased, the developers intend to build again in Greens Crossing, he says.
