USPS Signs 10-Year, 55,700-SF Lease

HOUSTON-Two years after it delivers, the 55,700-sf NorthBelt Office Center III gets the first tenant. The US Postal Service will relocate 183 employees in May or June from the downtown in a retreat from a 184,432-sf building at 1002 Washington Ave.

HOUSTON-The US Postal Service has signed a 10-year lease for NorthBelt Office Center III, a 55,700-sf, office building getting the first tenant since its delivery two years ago. About 183 employees in the regional office will relocate in May or June from the downtown to North Houston.

NorthBelt Office Center III at 600 N. Sam Houston Parkway is part of a complex developed by a partnership of Dallas-based firms, Myers, Crow & Saviers Ltd. and Sarofim Realty Associates. Greg Mondshine, managing director with Myers, Crow & Saviers, tells GlobeSt.com that the USPS will be the building’s first occupant.

The USPS side of the deal was negotiated by Thomas W. Jacobs with the postal service and Don Foster and Steve Burkett, both in the Houston office of Dallas-based Staubach Co. According to Foster, postal service officials were interested in the building because it has an efficient layout. Easy access and a parking ratio of five vehicles per 1,000 sf also made the building “a good fit,” Mondshine says.
