"It's always hard to generalize on this market but I would say sellers and buyers are in a neutral stage," Trevor W. Hall Jr., senior vice president, industrial investment sales, Colliers Arnold, Orlando, tells GlobeSt.com. "It's a nice trading range with good market equilibrium and plenty of lenders."

That's apparently the way Consolidated-Tomoka Land Co. also assesses the market. The Daytona Beach, FL-based conglomerate has done two deals valued at $35 million in the past 30 days. The company sold 120 acres for $19.5 million, or $162,500 per acre, to Florida Hospital-Ormond. The Volusia County site fronts Interstate 95 and Williamson Boulevard.

In a second deal, Consolidated-Tomoka closed on a $15.6-million contract with Halifax Medical Center in Daytona Beach for 210 acres on the south side of LPGA Boulevard, between Clyde Morris and Williamson boulevards. The price equates to $74,048 per acre.

In Lee County, long-time landowner and developer Ben Hill Griffin III completed a $30.9-million sale of 244 acres at Alico Road and the Interstate 75 interchange near Florida Gulf Coast University. The price equates to $126,639 per acre. Griffin's Alico/Agri Ltd. company, a wholly owned subsidiary of Alico Inc. was the seller of record. The buyer was from out-of-state.

Condo developer Lakeview at Heathrow LLC paid $8.85 million, or $232,895 per acre, for 38 acres on the Heathrow golf course in Seminole County where the firm plans to develop a total 287 townhomes, condominiums and single-family residences. Colonial Property Trust of Birmingham, AL and Fred and Carmen Edwards of Orlando were the sellers.

In an $80-million deal that won't close until the fourth quarter of this year, Flagler Development Co. of Jacksonville is selling a 465-acre parcel in Doral, FL, Dade County to an undisclosed buyer. The contract price equates to $172,043 per acre. Flagler president, chairman and CEO Robert W. Anestis says his company sold the prime parcel "because we have a sufficient land inventory to support future development."

In Lake County, homebuilder Banyan Homes picked up 156 acres in rural Groveland, FL for $2.4 million or $15,641 per acre. The seller was Gasisoitame Inc. of Switzerland.
