Worden Venture I LLC, with Jon Hammer and Dan Furlan as managing members, has acquired the property from the Gerald H. Kolbo Trust. Known as Sunset Village, the asset is located at 2247 Worden St. in San Diego. It houses a total of 25 units, which are all two-bedroom, two-bath townhomes.
In the recent $4.2-million transaction, the buyer was represented by Zack Swinscoe of Burnham Real Estate Oncor International. Gary Urtiaga of Real Properties Group acted on behalf of the Gerald H. Kolbo Trust.
The Sunset Village asset is the latest in a string of area apartment complexes to trade hands in recent weeks, as investment money continues to flow into the county. With an excess of capital chasing a limited number of deals, sale prices for multifamily product here continue to rise. According to a recent report by Marcus & Millichap Research Services, the average price of an apartment complex in San Diego County rose 19% in 2003, ending the year at $104,000 per unit. And it seems that prices have yet to flatten, as evidenced by high sum paid for the Sunset Village property.
