The MTI College of Business & Technology will open in the spring at 11420 E. Freeway in the 250,000-sf Hunting Bayou, owned by the locally based NewQuest Properties. Bob Conwell, with NewQuest, tells GlobeSt.com that the center's occupancy went to 93% with the signing. Other tenants are 24-Hour Fitness, Cinemark Theatre, Chili's and Joe's Crab Shack. The center's quoted rate is $18.50 per sf.

MTI also has a campus along US Highway 59 in southwest Houston and one in the NASA/Clear Lake submarket. Henry Hagendorf of Williford Property Group in Houston handled negotiations for the school.

In North Houston, Saifee Family Dentistry pre-leased 1,500 sf, with a 10-year contract, for the 247,000-sf second phase of Spring Town Center at FM 2920 and Kuykendahl Road. Nasir Mansur of Realm Realtors in Houston represented the dentist.

Spring Town Center, also a NewQuest property, is a 250,000-sf center with more on the way and Wal-Mart Supercenter as the anchor. Conwell says the second phase, now 80% pre-leased, will deliver in May. The roster includes Payless Shoes, Sally Beauty Supply, GameStop, Great Clips, the Philly Connection and a locally owned nail salon and dry cleaners. Rent is quoted at $21 per sf.
