Developed in 1984, the Park Center Building carries the address of 4401 Ford Ave., and sits off the interchange of I-395 and Rte. 7. After acquiring the property, Transwestern submitted it to an $8 million makeover. Featuring 14 stories of class A office space, the building was leased to a 77.5% occupancy level at the time of the transaction. Tenants of include research institution Altarum, which occupies a nearly 50,000-sf space under a 10-year lease established in 2002, Erkiletian Construction Co., and the National Accrediting Commission of Cosmetology. Park Center also sports a retail element that includes a 48,000-sf fitness center, a restaurant and other establishments.

It is likely that the Park Center Building's age and location outside of a bustling central business district kept it from commanding the average sales price for Northern Virginia area class A office properties, which is about $221 per sf, according to the Advantis Real Estate Services Year-End 2003 Report.
