Jack Kerrigan, senior vice president and Steve Cook, vice president with Grubb & Ellis, represented Cubist in the transaction, while property owner Clarion Realty Services was represented by Mike Frisoli and Ron Friedman of Richards, Barry, Joyce & Partners.
"This was a great opportunity for Cubist to expand their headquarters, currently located next door at 65 Hayden Ave. and keep all operations nearby," says Kerrigan.
45-55 Hayden Ave. is a class A office building located in the Hayden Woods Corporate Center, abutting the Hayden Woods Conservation Area. The four-story, 190,000 sf building, which was built in 1974 and renovated in 1998, is located immediately adjacent to Routes 2 and 128, and near the Massachusetts Turnpike. Lease rates for this deal were not available, but the average asking rent for office space in the area is about $22 per sf.
