ProLogis' plan is to break ground Monday and turn over keys in the second half of the year for the newest project in the West by Northwest Industrial Park. The 6.3-acre project is designed with 30-foot clear heights, full-dock package, extra-large truck aprons and trailer storage. Based on current construction costs, industrial buildings with comparable features would cost $45 per sf to $50 per sf to raise.
Bunzl leases 500,000 sf from the Denver-based ProLogis in San Francisco, Las Vegas, Tampa and San Antonio along with the newly built 104,095-sf distribution center in Portland. The publicly traded company is one of the nation's largest distributors of disposable paper and plastic packaging supplies for the supermarket industry.
Robert Huthnance Jr., ProLogis' marketing director in Houston, tells GlobeSt.com that Bunzl signed a 10-year lease to expand the operation in a relocation from nearby Wallisville Road. Dyad Construction Inc. in Houston is the general contractor.
Huthnance says ProLogis owns "the lion's share" of the buildings in the 110-acre West by Northwest Industrial Park. To date, the firm has built about two million sf in 20 buildings at the park, which is located near the intersection of US Highway 290 and the Sam Houston Tollway. Bunzl will join a tenant roster that includes Boise Cascade, Office Max, Iron Mountain and UPS.
