Located on an approximately 2.5-acre parcel of land in the Southwest area of the District, the Transpoint Building's appeal was undoubtedly influenced by the fact that it is fully leased by the US General Services Administration. The US Coast Guard takes up most of the building, while the National War College occupies just one remaining floor. It was back in 1993 that the GSA initiated the lease, which is scheduled to expire in May 2008.

Terms of the loan consist of a fixed rate for the first two years, and a floating rate for each annual extension. TBC has the option to extend the loan for up to three years, with each individual year carrying a floating rate. Additionally, the financing package provides reserves and prepayment flexibility in an effort to ease repositioning of the property, as well as a possible extension of the GSA lease agreement. TBC has not revealed what specific capital improvements will be instituted to reposition the building.

Speaking to GlobeSt.com, CDC Mortgages Jon Brayshaw says, "We definitely perceive this property to be a very solid asset, and one that is likely to be utilized by the GSA for a long time to come."
