Occupying what was once a parking lot where 24th and M streets meet, the Sovereign is one of three residential developments that will add a new flavor to an intersection about halfway between the popular Georgetown and Dupont Circle neighborhoods. Known as Square 25, the block is characterized by a high concentration of hotels--the Park Hyatt and the Fairmont Washington, to name two. "Back in the 80s, there was a relatively large development of the area--mostly hotels, but then it stayed dormant all the way to Georgetown," WDG Architecture's Durwood Dixon tells GlobeSt.com. "But there are two buildings going up on this street, which will add a great deal of life. And it's not just us; there is a lot of residential development coming to this area. It's just going to become more alive, it will be active."

The 600,000-sf the Sovereign will be nine stories high and will feature all of the requisite amenities for a luxury residential property, including a subterranean parking facility, a rooftop terrace and a swimming pool. The Sovereign and the other two area multifamily projects--the 120-unit Sovereign House atop the Hospital Professional Building on 24th St., and the 225-unit Columbia Condominiums at the historic Columbia Hospital for Women at 2425 L St.--will bring over 700 new apartments to Square 25. "There seems to be a never-ending movement back to the city," Dixon adds.
