In March, the 32,500-sf Katy-Fort Bend library branch will open on a three-acre tract. Also nearing completion is a 9,000-sf medical office building, which has been fully leased by developer Ray Berry Investments, Blake Tart III, head of New Regional Planning in Houston, tells GlobeSt.com.

Ted Nelson, vice president for developer Newland Communities, said in a press release that "anchoring Village Center with a community-minded resource such as a library was very important to us. It is consistent with our philosophy of 'community creation,' which has guided development of Cinco Ranch since the earliest days."

All but 50 acres in the project have been sold, according to Tart. A 218-unit Lakes at Cinco Ranch multifamily development has opened and construction is underway on the 250,000-sf Market at Village Center. JPMorgan Chase and Sonic recently bought pad sites in the center, set to open in July and anchored by a 174,000-sf Super Target. Meanwhile, Keller Williams is planning a spring opening for a 13,000-sf, 100% pre-leased office building. Also coming is a 200,000-sf retail project, the Plazas at Cinco Ranch, which will start to rise in second quarter 2005. The 18.5-acre project carries a summer 2006 delivery. Tart says land prices range from $6 per sf to $9 per sf for larger tracts and about $21 per sf for smaller tracts on hard corners.
