Encompassing a total of 48,342 sf, the office complex is currently occupied by tenants including United Tote Co. and AOA Geomarine Operations. Dating back to 1981, the asset stands at 3949-3959 Ruffin Rd. Its close proximity to the I-15 transportation corridor and Montgomery Airport attracted the Shidler Group to the asset, with partner Matt Root calling it "an ideal office location." Root points out that the growth of San Diego County has contributed to the value of the Kearny Mesa submarket, which he says is now "prized for its central location" within the region.
Kearny Mesa's office sector reported 118,292 sf of annual net absorption for 2003, according to recent research by Burnham Real Estate Services. In addition, the vacancy level stood at 12.3% in fourth quarter 2003, the Burnham report notes.
