Avalon Advisors LP will move within three weeks into the class A space, George W. "Trey" Strake in Cushman & Wakefield of Texas Inc.'s Houston office, tells GlobeSt.com. He says the investment manager chose the 33-story, 705,000-sf Calpine Center because of the favorable economic conditions and upscale image offered by the newly constructed, granite-clad building. The high-rise's quoted rate ranges from $13 per sf to $18 per sf.

The building's occupancy rises to 85% with the new deal. Other tenants are Calpine Corp., Jones Day, Burlington Resources, Cheniere Energy and Hines. Chrissy Wilson was Hines' negotiator.
