Multifamily Property Helps Round Out East End

WASHINGTON, DC-The Mass Court Apartments has swung open its doors to its first wave of residents. A 371-unit luxury multifamily property in the mostly business-centric East End area, Mass Court cost developers Pritzker Residential and Trammell Crow Residential Services about $84 million to realize. “There is solid demand for luxury rentals in this area,” Pritzker vice president Richard Boales says. “Our traffic and leasing have been consistent since opening the leasing office.” According to Delta Associates’ Year-End 2003 Apartment & Condo Report, the average vacancy rate for class A high-rise multifamily properties in the District is at a low 2.1%.

Mass Court carries the address of 300 Massachusetts Ave., and at 14 stories high, it towers over the corner of Third and H streets. SK&I Architectural Design Group LLC designed the building to incorporate three rehabilitated historic townhouse structures, and to occupy a neighboring spot that had been home to a parking lot. In addition to the residential units, the building features a full-service fitness center on the first floor, a community clubroom, a business center and a parking facility.
