RJ Vann Mechanical, whose principals formed Apex, plans to occupy both properties on a long-term lease. The 27-year-old, privately held company sold the facility and land and is leasing both properties back. The company uses the vacant land for storage of its materials.

Paul A. Sands of Grubb & Ellis|VIP, who negotiated the transaction, says Value Vehicles LLC is using the purchase as an investment property. "They're a strong investment client of ours," he says. "They're constantly acquiring properties."
