Jeff Williford, president of Houston-based Williford Property Group, tells GlobeSt.com about $100,000 will be spent on capital improvements to both buildings' garages and landscaping along with upgrades to 800 Bering Dr.'s lobby and 750 Bering Dr.'s covered sidewalk. "We plan to keep the current tenants through timely capital improvements and pro-active maintenance of the buildings," he explains. Leasing duties fall to C&W's Kevin Snodgrass and Chip Horne in the Houston office.

The holdings were bought in December 2003 by a private investor from Houston. Williford and C&W snagged the assignments due to their longstanding relationship with the new owner who acquired the 93%-leased buildings from Teachers Insurance and Annuity Association of New York City, which had the now-defunct Insignia/ESG in charge of buildings that went by default to CB Richard Ellis Inc. until they were sold. The 750 Bering office building is six stories with 114,196 sf and 800 Bering, a four-story, 92,498-sf structure. The quoted rent is $17.50 per sf.
