The EDC is specifying that any development plan include related commercial components to sustain it. The site, located in the Charleston section of the borough on the southwest shore at the intersection of Arthur Kill Road and Veterans Road West and bounded by Englewood Avenue to the north, is zoned for light manufacturing. Such zoning which would permit wholesale service facilities and certain types of community facilities.

According to EDC president Andrew M. Alper, the EDC is looking for proposals that will support the residential base and contribute to the overall economy of the area. "Corresponding commercial and retail opportunities must not be overlooked if a proposed project is to be financially feasible and truly successful."

The EDC would like to see activities or events not currently available such as holiday-themed events like pumpkin picking or seasonal entertainment geared to children and families.

Other projects on the drawing board include the Bricktown Centre, a 42-acre retail development with three big-box retail stores and a restaurant and the preservation of 20 acres of open space at Fairview Park for a natural area environmental habitat. An additional 22 acres will be provided for basketball, athletic fields and tennis and a lawn area. The Department of Education is holding a 16-acre parcel for future educational use, while the landmark Charles Kreischer House is being developed privately into a four-story, 113-unit, senior-housing development. Another senior housing complex on a 12.5-acre parcel of city-owned land partially abutting the site is being proposed by the New York City Department of Housing Preservation and Development. An MTA bus depot has been proposed for a spot directly adjacent and north of the site in a 10-acre parcel.

Proposals are due by 3 p.m. on May 17.
