The new location is at Commerce Park, a four-building 347,000-sf development located at 2600 SE Mailwell Dr. SSR Realty manages the asset for NL Property. Trammell Crow Co. is the property manager. TCC broker John Fettig handled lease negotiations for SSR. Blake Hering and Mike Merino of Norris, Beggs & Simpson represented Bob's Red Mill.

The company will use its new space to stage products for shipping throughout the US and Canada. Merino tells GlobeSt.com that Bob's Red Mill chose Commerce Park for several reasons: the park is within two miles of the company's manufacturing facility and inaugural retail outlet; it offered expanded and improved truck staging, and; SSR offered "a very good deal."

The triple-net asking rate for space at the park is $0.33 per sf per month. Merino declined to reveal the negotiated lease rate, but other local brokers familiar with the transaction tell GlobeSt.com the owner came off its asking rate and offered a considerable amount of incentives in order to seal the deal, which backfills more than half of the 120,000 sf recently vacated by Unisource. "The owner was extremely amenable and motivated to work with Bob's Red Mill," says Merino.

Founded in Oregon in 1978, Bob's Red Mill uses slow-turning millstones to produce hundreds of natural whole grain products, including cereals, pancake and waffle mixes, machine and hand-made bread mixes. Company executive Dennis Gilliam says the new facility enables the company to keep pace with double-digit growth. "We are anticipating significant growth in the next five years," says Gilliam.
