According to the RFP, the site is available for sale and redevelopment to create a mixed-use development, including ground floor retail space with residential units on the upper floors. The BRA notes that the housing must accommodate a range of incomes.

The redevelopment of the property is part of the city's effort to revitalize the Washington Street corridor. The BRA emphasizes in the RFP that proposals should incorporate "sustainable design/green building principles and preserve the integrity of the neighborhood through careful detailing and use of materials compatible with existing structures." Proposals are due by May 11.
