Founded in Berkeley in 1963, Emerald manufactures plastic bags for a variety of clients, including Dole, Grimmway Farms and Salad Time Farms. The company has about 100 employees and annual sales of more than $18 million.

The new property is located right off Interstate 880 at 30300 Union City Blvd., about two miles from the company's existing manufacturing plant, which it also owns. The seller was Bemis Foundation, which is related to Minneapolis-based Bemis Company, a publicly traded global manufacturer of flexible packaging, primarily for the food industry.

Greig Lagomarsino, the Colliers International broker who represented Emerald in the transaction, tells GlobeSt.com that Emerald immediately will utilize the manufacturing building and eventually may use the excess land for a new plant. John King with Meridian and Danny Yu with BT Commercial represented Bemis Foundation.

"The user sale market continues to remain strong for industrial, especially in Southern Alameda County," says Lagomarsino, a senior vice president in Colliers' Oakland office. "Several industries are performing very well and carrying out extensive expansion plans for the future.
