A three-year tenant, Alpine Mud, renewed a 6,375-sf lease at 1500 N. Post Oak Road near Hempstead Highway. Shawn Ackerman with the Houston office of Dallas-based Henry S. Miller Commercial tells GlobeSt.com that the energy firm re-upped for another three years.
Ackerman represented the owner of record, Building 15 JV, which is a group of Texas-based investors with assets in multiple US cities. Alpine Mud used an in-house exec to work out terms for staying put in the 30,000-sf, multi-tenant building across the street from Northwest Mall. The 92%-leased structure carries an asking rate of 70 cents per sf.
About four miles to the northwest, Keystone Imports Inc. took 6,272 sf for the medium term at 4102 Way Out West Dr. Joshua Sebesta of Bernell & Associates of Houston represented the tile company in the negotiations while building owner, Northwest Business PC LP, had Travis Land and John Ferruzzo, both with NAI Partners Commercial in Houston, doing its bargaining. Land says the tile company is planning an April move-in to the 40,000-sf, multi-tenant structure with a quoted rent of 45 cents per sf.
