MMI Products Inc. will add about 20,000 sf with the April 1 move to 400 North Belt from 515 W. Greens Road. "After researching competing sites, MMI Products was able to expand and relocate without changing landlords. Our firm was able to keep a good customer. This lease was a win-win for both parties," Jayson Lipsey in the Houston office of Jackson, MS-based Parkway Properties' Houston office said in a press release about the Greenspoint submarket lease. The tenant is taking two floors in a 12-story office building at the southeast corner of North Sam Houston Parkway and Imperial Valley Drive.

Parkway Properties started the year with about 140,000 sf of empty space in the 225,704-sf building, but has since whittled vacancy to 50%. The structure's quoted rent is $17.50 per sf.

Mark Preston with Houston-based Moody Rambin Interests and Lipsey represented Parkway Properties at the bargaining table. Joseph E. Peddie and Philip L. Price with the Houston office of Cushman & Wakefield of Texas Inc. represented the inbound tenant, which manufactures and distributes fences, concrete reinforced welded wire mesh and accessories.
