Allan R. Klein, owner of Custom Blinds & Drapery, exited 1312 Live Oak St. for a 20,000-sf warehouse at 3900 Polk Ave. Bob Conwell of NewQuest Properties in Houston represented Klein in the talks for a three-year lease while Barry Smith of the locally based Barry Smith Interests negotiated terms for the building owner, Dianne Wilson Jordan trustee of Houston.
Conwell tells GlobeSt.com that Klein needed to move because he is redeveloping the warehouse into upscale apartments, Live Oak Lofts. He was able to downsize with the move due to industry changes that practically eliminated most in-house assembly of custom blinds and draperies.
Conwell says the Polk Avenue warehouse was vacated in May 2003 by retailer Bag 'n Baggage. The property was on the market for $3 per sf.
