The three-building complex is located on more than 10 acres just north of PGA Boulevard on U.S. Highway 1.

The $6 million in planned renovations include both building and office fit-out, and is expected to add to the prestige of the location known as a premier South Florida office address. The property features include office penthouses with 300-sf terraces, intracoastal and ocean views, reflecting pools with fountains, 100-year old Oak trees and the City Club dining/social club. The complex also has underground parking that connects the three six-story buildings.

"The current renovations are a combination of catching up, and also modernizing the property to bring it up to more contemporary standards. Golden Bear will have a fresh look and a fresh appeal to potential tenants," says Neil Merin, chairman of NAI/Merin Hunter Codman. Merin added the property could never be replicated in today's market.

Renovations are to include a new plaza entranceway lined with Royal Palms, brick pavers and Date Palms; new landscaping throughout the rest of the facility, including the balconies; and refinished building exteriors and fountains.

"Golden Bear will have a resort feel to it, with the plazas offering tenants a serene, tropical oasis in the midst of their work day," Jason Sundook, NAI/Merin Hunter Codman's leasing agent for the development, says in a statement.

On the inside, plans call for hallways with mahogany wood baseboards, additional doors, burgundy carpeting and marble-look wall finishes. Rich wood tones also are to be added to the elevator banks. Plans for washroom facilities include amethyst-speckled granite countertops, brushed nickel sinks and fixtures, parchment-toned wall coverings, mahogany accents and incandescent overhead lighting.

"We're revitalizing Golden Bear Plaza so that it will be one of the most remarkable office properties in all of South Florida," according to Jay Grossman, president of NAI/Merin Hunter Codman, which is overseeing the property's renovation, management and leasing.

Golden Bear Plaza got its name from professional golfer Jack Nicklaus, whose company, Golden Bear International, has been a tenant there since it was developed. Other tenants include Salomon Smith Barney, AT&T Wireless, Jacobs Entertainment, RBC Mortgage Co. and Weitz Golf International.
