Winn Development, which owns the site, wanted to build a 220,000-sf building at the location. But the height and density of the project required a zoning change that would encompass the three parcels that comprise the Village Square business district. The vote was 131 in favor to 82 opposed but since a two/third's vote is required for a zoning change, the article failed to pass.
Winn Development owns all three parcels in the business district and according to Amy Schectman, the town's economic development officer, rezoning articles are typically done by district. She points out that the other two buildings--one of which is a successful medical office building and the other a day care center--won't be impacted because they are already fully developed.
Two Brookline Place is currently a small retail building. Schectman tells GlobeSt.com that the vote means that the effort to get the project built at this location is "all over." Calls to Roger Cassin, managing partner of Winn Development were not returned by deadline, but he is quoted in local published reports as saying that he will not pursue the proposed redevelopment project.
