Medical Research Consultants of Houston is the first to be signed for the sublease block, which hit the market at $8 per sf gross, in the 290,000-sf building at 6330 West Loop. The firm is taking over 4,085 sf on the first floor, three full floors, each 20,519 sf, and 163 sf in the basement for storage.

Sanford Criner, executive vice president in Houston for CBRE/Trione & Gordon, tells GlobeSt.com that the subtenant signed a four-year pact for the balance of ConocoPhillips' master lease. The office space was emptied a year ago after being labeled as surplus following the August 2002 merger. The firm has a corporate campus along Interstate 10 plus it leases other office space in the Energy Corridor.

Besides Criner, the CBRE leasing team for ConocoPhillips includes John Pruitt, senior vice president, and Dena Wren, vice president. Jesse J. Tollett of Jesse J. Tollett & Co. represented Medical Research Consultants.

Tollett says Medical Research Consultants exited a couple years early from a lease of about 21,000 sf at 3333 Eastside St. in the Greenway Plaza submarket. When the move's done, a plan most likely will kick in to find a sublease tenant. He says the consultants looked for a new office in the Greenway Plaza area, but took an address farther away because ConocoPhillip's ready-to-go space required minimal modification and is in an attractive 29-year-old building, which is owned by a local private investor.
