65,805 SF Spliced From 260,000-SF Sublease Block

BELLAIRE, TX-Medical Research Consultants takes the first chunk from the ConocoPhillips space in the Chase Bank Building, signing for the balance of the energy giant's term. The office space hit the market at $8 per sf gross.

BELLAIRE, TX-A medical records research firm is moving into 65,805 sf of a 260,000-sf block of class B sublease space brought to market by ConocoPhillips. The inbound tenant has agreed to run out the energy giant’s term through March 2008 at the Chase Bank Building in Bellaire, just south of the Galleria.

Medical Research Consultants of Houston is the first to be signed for the sublease block, which hit the market at $8 per sf gross, in the 290,000-sf building at 6330 West Loop. The firm is taking over 4,085 sf on the first floor, three full floors, each 20,519 sf, and 163 sf in the basement for storage.

Sanford Criner, executive vice president in Houston for CBRE/Trione & Gordon, tells GlobeSt.com that the subtenant signed a four-year pact for the balance of ConocoPhillips’ master lease. The office space was emptied a year ago after being labeled as surplus following the August 2002 merger. The firm has a corporate campus along Interstate 10 plus it leases other office space in the Energy Corridor.
