Morganti Texas Inc., which also offers design/build and general contracting services, relocated from 14450 JFK Blvd. after it was sold. The ready-to-go office space and economics landed the new tenants for 350 N. Sam Houston Parkway East, says Melody Douglas with Morganti's Houston office. "350 North Belt had the best layout and the best lease deal for our company," she says of the division of Consolidated Contractors Co. based in Athens and a US headquarters in Danbury, CT.
The new deal takes occupancy to 89% in the two-building, 177,781-sf North Belt Place near the George Bush Intercontinental Airport. The quoted rent is $12.50 per sf.
Michelle Wogan in CB Richard Ellis Inc.'s Houston office represented Morganti. Wanda Wilson and Marci Phillips with the Houston-based PM Realty Group brokered terms for the building owner, KBS Realty Advisors of Newport Beach, CA.
