The estimated $2-million project, which began last week, includes four major elements: steel braced frames, secondary support columns, plywood floor diaphragms, and interior shotcrete shearwalls. The project team includes KPFF Consulting Engineers, SERA Architects Inc., and general contractor Fortis Construction Inc., which has extensive experience in seismic retrofits of occupied buildings.

"This is a huge undertaking, especially in an occupied building," says Verne Naito, vice president of Naito Corporation and general manager of Naito Property Services. "But we are making every effort to complete the project … with as little disruption to our tenants as possible."

Naito tells GlobeSt.com that the upgrade was triggered by Nikkei Legacy Center's plans to spend $400,000 building out a Japanese history museum on the ground floor. The Nikkei Legacy Center is currently located in a smaller space nearby that also is owned by Naito Corp.

Oregon Nikkei Legacy Center is a non-profit organization whose mission is the preservation and sharing of the history and culture of the Japanese American community. The tenant improvements for the museum will begin later this year, after the seismic work affecting the ground floor is complete.

While much of the seismic upgrades will be completed over the next several months, Naito says some of the work will be phased in over period of years as tenants turn over in order to keep disruption to a minimum. "Most of the tenants appreciate the fact that the preservation of that building is a pretty high priority not only for us as a landlord but also for the civic interest," says Naito. "Our main secret is we will have some very good property management and project management communications."
