Tenants at Downtown Building Renew Commitment to 130,000 SF

BALTIMORE-The Maryland Attorney General’s Office and NFL Player Benefits will continue to call St. Paul Plaza “home, sweet home,” now that the two tenants have decided to renew the leases on their respective spaces at the 280,000-sf office building. Located in downtown Baltimore at 200 St. Paul Place, St. Paul Plaza is a class A property that also features a 4,000-sf conference center, retail space and a parking facility to accommodate up to 900 vehicles. Property developer and manager The Kornblatt Co. recently completed a $200,000 renovation of the structure.

The attorney general’s office, which occupies 112,000 sf on several floors, has signed on for an additional five years in the space, with the option to extend the contract for five more years. The NFL benefits organization has recommitted to its 11,000-sf space for a 10-year term. Both tenants have been at the building since its development in 1989. The US General Services Administration is also on the tenant roster, with 33,200 sf of space under a lease scheduled to expire in 2012. While the terms of the new lease agreements have not been disclosed, premiere office space in Baltimore’s central business district goes for an average of $24.75 per sf, according to Delta Associates’ Year End 2003 Report.
