Keystone Construction Group was the general contractor of the 14-story, 78-unit Gables View, located at 1627 S. Douglas Rd. in the Coral Way neighborhood of Miami. The boutique property was completed within budget two months sooner than planned and residents are starting to move into the building. The project sold out within two months, with a $21-million sellout value. Prices started at $175,000 per unit, a little less than the market rate. Behar-Font and Partners PA designed Gables View

"This property was received with overwhelming response because of our commitment to high-quality construction and design without the high price tag," Harvey Hernandez, founder and president of H&H Development Co., says in a statement. He also attributed the project's success with an intimate setting among the 78 units.

H&H Development was established in 2002 with the purpose of providing quality, affordable boutique condos in strategic urban sites. Apparently, there is a market for the niche. The company has seven ground-up development projects currently in its expanding portfolio and is anticipating $100 million in revenue this year. H&H Development's other projects include Mediterranea, a recently announced, 16-story approved boutique condo project with 181 units and 8,500 sf of retail space in Miami with construction slated to begin in the second quarter of this year and scheduled for completion in the fourth quarter of 2005; the Solaris, an approved 22-story high-rise project Downtown also slated to begin this year and scheduled for completion in 2005; and another project that has been proposed for Miami--the 12-story 100 Douglas Apartments.
