When PolyServe signed its original lease agreement in December 2001, asking rates for space in the building were $1.15 per sf per month. The current asking rate is more than 25% below that, at $0.85 per sf.

Tom Hayes, SIOR, co-founder and principal at Integrated Corporate Property Services, negotiated the transaction on behalf of the tenant PolyServe of Beaverton. Building owner Birtcher Property Services represented itself in the deal.

Developed and managed by Birtcher Property Services on behalf of State Farm, AmberGlen Business Center is Oregon's largest business park with 217 acres and over 1.4 million sf in 24 buildings. The campus has 47 developable acres and includes class A office, R&D and light manufacturing space.
